Drainage Between Houses — Where Most Estates Fail

Many Ponte Vedra lots place homes 15 to 25 feet apart with both roofs pitched into the side yard. Water funnels down a narrow corridor, soaks the foundation footings, and wrecks landscaping. We have engineered Schedule 40 PVC drainage systems through these corridors before — designed to capture downspout discharge from both homes and carry it to a daylight or pop-up emitter at the property edge. Corrugated black pipe collapses, silts up, and roots through within a few seasons. Schedule 40 stays open.

Will copper gutters hold up to Ponte Vedra salt air?

Yes — copper handles coastal exposure better than painted aluminum and develops a patina over time. We install copper on a number of Old Ponte Vedra and oceanfront homes. The trade-off is cost and the need for compatible fasteners and hangers, which we spec to avoid galvanic corrosion against the copper.

Can you tie new drainage into my existing yard drain system?

Usually, yes. We assess the existing drain depth, slope, and condition before we cut anything in. If the prior install used corrugated pipe — common on builder-spec Ponte Vedra homes — we recommend replacing rather than splicing, because the weak link will keep failing.

How long does an estate-scale install take?

A typical large Ponte Vedra home with full gutters and a Schedule 40 PVC drainage design takes two to four working days. Albert is on site for the design walk and for any decision points during install. We do not subcontract.

Do you work in gated communities like Sawgrass and the Plantation?

Yes. We are fully insured and provide certificates of insurance to community offices on request. We coordinate gate access, work hours, and dumpster placement with property management before the first day on site.
